​Campground Rental Agreement

Welcome to our lovely campground, where our priority is ensuring you have a comfortable and stress-free stay. To make your experience enjoyable, please take a moment to review the following rental agreement. Be sure to respond to all emails and text messages. We need to know what time you think you may be arriving, and what, if anything you will need for the Options list a day beforehand. You can pick up and pay on the day of your arrival. We do not keep an open office or store on the property. Your optional items will be at the “office” door for you to pick up at your convenience. Cell Service: Please note that there is no cell service anywhere in this area. It's essential to have your information printed out or saved as screenshots before arriving. If you require WIFI and want to make phone calls, WIFI calling must be enabled on your phone, (some carriers have it already enabled). And you would need the WIFI as an Optional. Cancellation Policy: Should you need to cancel your reservation, we have a fair and equitable cancellation policy in place. Your signature is the confirmation of your agreement. One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. For cancellations made within 7-14 days prior to the arrival date, 50% will be refunded. For cancellations made within 6 days prior to the arrival no refund will be issued. No shows will receive no refund.  You may change your dates one time if the reservation is more than 14 days away, for a $15.00 fee. Double Bookings: In the rare event of a double booking, (cyberspace does have its glitches), we will inform you immediately and make sure you get a full refund. Credit Cards: If you have not paid for any Optional items, or if we find any damages, or missing items, your card will be charged accordingly. We do not accept credit cards on the property, only cash. Age Requirement: To reserve a site, the primary guest must be 18 years old. We also require valid ID and the names of all guests. If the number of guests changes, let us know in advance. Check-in and Check-out: 3PM and 11AM. You can inquire if you need an earlier or later time. Quiet Time: From 9:00 PM to 9:00 AM, we request that you respect quiet hours for the comfort of all guests. Responsibility: As the reservation holder, you are responsible for all individuals in your party and any guests visiting the property. We need the names and ages of everyone on the premises. For the safety of all, children must be supervised by an adult at all times. Management would to Clarify: While we strive to provide the best camping experience possible, there are some things beyond our control. Mother Nature has quite the sense of humor, especially with Tennessee weather, where you might experience three seasons in just one day! The presence of creepy crawlies, flying bugs, and wildlife are all part of the natural charm. There are wild animals that pass through, as well as the nearby chickens, roosters, turkeys, and dogs that may have something to say during your stay! Additionally, we can't do anything about the traffic on the streets, noisy farm equipment, the size of the trout, or the amount of water that rushes down the creek. Sometimes natural disasters or pandemics might also come into play, but fret not, we'll do our best to adapt and keep everyone happy and safe. Before your Stay: We strongly recommend doing some research before your visit, such as re-reading all of the information we have provided in listing descriptions and this Terms and Conditions to rent.  You should look into our exact location. You should also check weather data for our area, and stay updated on upcoming weather predictions. The FAQ page on our website has the current and future weather for your convenience. Also, plan ahead for the destinations you want to explore during your stay, length of travel time and other locations you may want to visit. Fire Safety: It is your responsibility to use the provided hose to extinguish any fire pit embers when leaving the property. If there is a fire ban in effect, you will receive a text letting you know. Parking: We have worked hard to make the campground green. Do not park on the grass, there will be a $50.00 fee. Please park only in your designated pull-off. If you need additional parking, kindly inquire in advance.  Prohibited Items: Displaying weapons, fireworks, or any hazardous materials is strictly prohibited. Trash: Dispose of your bagged garbage in the designated trash can by the port-a-potty and utility pole when leaving. Loose trash in the can will incur fees. Linen Rentals: If you have chosen to get linens from us, leave the gray waterproof mattress pad, white fluffy mattress pad, and zippered protectors on the bed. If any linens, comforters, blankets, mattress pad or towels are found with stains a cleaning fee will be charged against your security hold. No Pets Allowed: We have a strict no-pets policy on the property. If any pets are brought onto the property they and you will be evicted. Property Care: The rental site and grounds must be left in the same condition as when you arrived. You will be charged for any damages.
