Nice RV Park. Clean Restrooms, dog park. Stayed for 7 days. Visited several nearby towns. Jefferson, Daingerfield, Marshall, and Uncertain for the fireworks.

Stayed 3 nights in a 40 ft class A. Site was fairly level. Entire park is white gravel. Not much highway noise considering it was off four lane highway. F/H, laundry, dog park, easy access. No shade. Will stay again.

Stayed here 1 night. Nice place. The facilities and grounds were very clean. Price is reasonable. Location was a plus. Far enough outside of town so not much traffic noise. The staff was very friendly and helpful. The only negatives were no shade trees, no tables nor fire pits, but not a problem for a short stay.

Owners are very nice people. Quiet, reasonably priced. I used there laundry drop off and the mrs. owner patched my ripped up clothes.. If I lived in the area I could see becoming friends with them.

We enjoyed our back-in space #2 with a picture-window view of a large green cow pasture. It was peaceful and our dog was fascinated watching cows! (No unpleasant odors, by the way). Very quiet park. Close enough for an excursion to Caddo Lake State Park. And now I am certain I've been to Uncertain, Texas and have the T-shirt to prove it!

Has small dog park, nice pond with ducks that’s got trees and a treed area for children to play. Sites are close, not shaded and all gravel so no mud. Enjoyed our stay while in Marshall for the Texas square dance and caddo state park.

Nice quiet serene place. Beautiful pond with geese to watch!! Convenient to highway after you pass through town of Marshall. We passed through going to Houston and stayed one night. Worked well for us. William very delightful and helpful.

This is a no frills RV Park with friendly owners. There's a small lake with ducks and a couple of play things to entertain kids for about 15mins. Bring your own TP for the bathrooms. Clean laundry area. Sites are pull through.

If you are looking for scenic views, well this is not the place for you. If you are looking for a very clean location with very friendly owners, then this is the place for you. It is a no frills campground, and I only stayed overnight on a trip, but would gladly stay here again. The owner called me several times while I was in route to check on my arrival. (We were coming in after hours) she gave me clear directions as to where my spot was. The site was level, very wide and I did not need to unhook for the night. Site was very long and my tru k with a 42 ft fifth wheel fit perfectly.

Not a great park for the price. Friendly enough staff (one person) but the only real decent amenity was a good wifi. We were not happy to pay $40 plus some $7.50 fee for using the online reservation system "Rover Pass", whatever that is. They have a good location off Texas 59 so okay for a one-nighter.

Friendly staff. Easy in and out. Great place for short stay. Will be better when the little trees get bigger. Not many sites with shade. This is the second time we have stopped here for a night and will probably be back again.

Glad we only stayed one night. The owners must have a good sense of humor. The “Lagoon” is a small pond with a few ducks, some cows nearby, some hay bales. The “RV Park” is a slanted rock and gravel parking lot with no trees or shade of any kind, no patios, fire rings or even picnic tables! For this, we paid $31.50 a night with our Good Sam discount? Yes! And I paid cash because the guy couldn’t get the credit card reader to work, which turned out to be a good thing because they charge an additional $3 if you pay with a credit card. I did not see their laundry or shower facilities. The Wi-Fi was not working. We had bad weather that night including a tornado watch, large hail, etc., and there was no place to go for shelter. Their office is just a small prefab building, sort of like a large shed on cinder blocks or something like that. It was no safer than our motorhome.

Thanks for taking the time to review. The Rv park is built on a slope but we built up our pads we add gravel when needed. Our office is not a shed is a small 37 x 11 mobile home on cinder blocks, anchored down. Our laundry room and showers is a building on a slab. We do have picnic tables and 2 fire rings in front of pond. The pond is not a lake but it is about 300 feet long by 150 wide, with an adjoining pond about 100 x 100. If the WiFi and card reader didnt work is because of storms as you mentioned. We do our very best to please everyone, we have dropped our prices, I appreciate reviews good or bad but please be completely truthful that is all I ask.
