Rules

Mail & Packages

We do not allow guests to receive mail via USPS to the farm at this time. Long-term guests (30+ nights) must have an alternative place where they can receive mail or get a PO box at the local post office.

General

Sites are reserved by number (see campground map when booking and confirm site number on confirmation email prior to arrival); you must be in the site reserved or you will be asked to move. One RV/Trailer per campsite. Both your rig and your tow vehicle must be in the site, no parking on the grass. There is limited, first come first served additional car parking space in between Sites 2 & 3 and across from Site 17 for visitors. No parking on unoccupied sites unless given express permission by Owner/Management. Each site is intended for a single family, please book an additional site if you wish to camp with friends or another family. Quiet hours are from 11 pm - 8 am daily.

Check in/out

Check-in is from 2 pm to 5 pm, Check-out time is by 11 am. If you require assistance navigating your rig into your site, please reach out via phone or text during our posted business hours and our team will be happy to assist you. *If you arrive for check in after dark we advise having a member of your party assist you with navigating your rig into your spot with a flashlight as we do not have exterior lighting on the property.* Guests are to leave their site clean and ready for the next camper. A $25 Clean up fee will be charged for sites left with trash or debris. No refunds on early check-outs.

Noise

Campers are expected to respect other guests by not having loud music, or loud barking dogs. Quiet time is 11 pm to 8 am.

Fireworks

Fireworks are strictly prohibited.

Vehicle Policies

• 1 RV and 1 Vehicle per space (up to 1 ton pickup). RV must be clean and in good condition. Propane tanks over 100 gallons need approval of management. No vehicle maintenance work is allowed on the property, including washing. No parking on adjacent spaces or on the patio/grass. • Speed limit on the property is 10 MPH. Please be especially cautious at night and watch for both fellow campers and wildlife.

Additional Vehicles

• UTV's/ATV’s, motorcycles & other recreational vehicles are allowed to be trailered and stay onsite (as long as they fit in the site - see site dimensions before booking) but they may not be ridden on the property. • Bicycles are allowed on the gravel roads only. No bikes in the woods. • Please be respectful of guest privacy and do not ride bikes in between the cabins.

​Night Safety

We recommend carrying a flashlight and wearing reflective clothing for your safety at night.

Smoking Policy

No smoking inside cabins, comfort station/bath house or outside the entrance/exit doors. Dispose of butts in trash can not on the ground.

Alcohol & Drugs Policy

• Alcohol is allowed. Please drink responsibly. • Irresponsible drinking that may be considered a nuisance will not be tolerated and therefore grounds for immediate eviction with no refund and possibly blacklisted. • Drugs are prohibited on the campground. The use of drugs on the campground may lead to being blacklisted.

Pet Policy

• Pets allowed only at RV sites, no pets allowed in cabins. • For the consideration of other guests, no more than two pets are allowed. • Pets must be kept on a leash, under control and quiet at all times. Pet feces must be picked up immediately and disposed of properly. Dogs/dog washing is strictly prohibited at the bath house. See “Area Tips” for nearest self-service dog washing station. • Pets must be kept in RV/camper at night.

Fire Policy

• Campfires are permitted at each RV site only in the firepit provided. Campers will be notified if a local burn ban is in place and will be expected to adhere. • Firewood is for sale by the bath house. Please place either $10 cash in the box or scan the QR code to pay. • Please put out your firepit if it is unattended.  • Please clean out your firepit before you leave. Your firepit is not a garbage. Any garbage left in your firepit after your reservation may result in a $25 fee.

Trash Policy

• RV sites must be kept clean and tidy at all times. Help us maintain a clean and tidy property by not littering. Please dispose of trash in the proper manner. This includes cigarette butts. Do not throw them on the ground. Large trash cans are not allowed on your space. Dispose of each trash bag directly in the dumpster which is located on the way out of the property. • Dumpster is only for household garbage. No ashes, charcoal, furniture, tubes, large cardboard boxes, tires, etc.

Children Policy

Parents are responsible for the supervision and conduct of their children at all times. Children must be accompanied by an adult at all times, especially around the pond and in the woods. There is no lifeguard on duty. Swimming and water recreation activities are at your own risk.

RV Care and Consideration

Sewer hose seal is required for all sewer hookups & water heater hose or hose wrap for cold. Please close awnings and put chairs away when RV is unattended. Strong winds can cause damage.

Behavior

Please respect guest privacy by not walking through occupied sites. Guests shall not disturb the peace, make unreasonable noise, engage in violent behavior, display or discharge a firearm or other weapon.

Firearms Policy

• NO BBs, Airsoft, or Pellet Guns. • No hunting. • Any firearms must follow state and federal laws and guidelines.

Comfort Station/Bath House

• The comfort station/bath house is a shared space, please help us keep it clean by doing your best not to track in mud or other debris. • Do not wash kitchen cookware in the bathhouse sinks or showers. • Laundry room: • Hours are 8 am - 10 pm daily. • Do not leave clothes/personal items unattended in the laundry room. Owner/Management not responsible for lost/missing items. • Dogs/dog washing is strictly prohibited at the bath house. See “Area Tips” for nearest self-service dog washing station. • Hanging of clothes is NOT permitted anywhere on the property. • Please clean out lint trap after use of dryer. • Please alert Owner/Management immediately of any issues with showers, sinks, toilets, laundry machines, etc.

Events/Parties

• Events/parties are not permitted at RV sites or in the cabins. Events may be held only at our Event Center. Inquire within for pricing/availability if you would like to host an event during your stay. • Event Disclaimer: We welcome weddings/events here at Rural Hill Farm! Please be advised that the cabins/RV sites are located about 150 yards from our Event Center. All music/noise must be turned down by 10 PM according to a county noise ordinance and all events must end by 11 PM. We notify both lodging guests and event guests if there is an overlap during the stay dates (see “Notices”). • During events “No RV Traffic Hours” will be observed/enforced from 2-6 PM so as not to disturb event ceremonies. Owner/Management will give lodging guests advance notice (via “Notices” on listing). • We also ask that all guests be respectful of events on the property. For example, if a wedding ceremony is taking place near the pond (or at another location on the property) please be considerate and avoid that area while the ceremony is taking place.

Campground Management

• All guests of the renters are subject to these rules and regulations. Management/Owner assumes no liability for loss or damage to guest property and/or injury to person, pet or party arising due to use of facilities or caused by others while on the premises. • Management reserves the right to refuse service to anyone. Property rules and policies are subject to change at any time by Owner/Management. Violations of these rules is cause for possible eviction at management’s sole discretion.

Really pretty campground, the main cabin was nice, but the floors downstairs were quite dirty, the dishes were all dirty, and there was a moldy coffee filter in the coffee machine. Other than that great stay.

I was a little worried about crossing the stone bridge with an40 foot camper, but we had no issues. The campground is so quiet and peaceful, clean and the people are nice! Would definitely stay there again!!!

Very peaceful. You may see deer, turkeys, turtles, woodchucks, & more. Just a heads up, some spots can be soft, bring pads for your jacks.

When we first entered, we had to go way, way back down the property road (1/4 mile) to our campsite. Beautiful property. No one was around at all. No one to welcome us or to check in—which was sorta different, but was fine. Finally figured out our site number we chose, and backed in. There are only 17 sites so it was very quiet. It was a very pleasant stay, would stay there again if in the area. The only thing would be to have the sites a little bit further away.

You are up in the mountain in a forest. It was beautiful, fun and amazing. Bathrooms were in pretty good shape. Very small RV campground but we liked that a lot. I would come back it was wonderful

Rural Farm is a beautiful place, but it is a multi-venue location (weddings, etc.), but lacks a lot on the RV Park side. The road to & around the park is thin & has trees on some of the edges, making it difficult to get through them with a 40 ft Motorhome pulling a Jeep befolind it. There is no office or anyone to contact on check in. There is a number for emergencies. Other than gorgeous views, the actual rocky RV sires are extremely uneven, making it near impossible to level your RV. Too many areas are very uneven & washed out and need a lot of work. There are full hookups, but no internet, cable or local TV reception. Even with our jetpack for internet could barely get 1 to 2 bars. The water hook up is from the ground, not a spiket, so we had to use our RV water tank. There wasn't enough pressure to bring it up from the ground water. We're not sure we'd stay there again. Outside beauty will only get you so far in an RV Park, when these days you really need some communications and good level RV sites. We had to get mail there too &;after I finally got thru to someone, they were very nice about getting our mail to us & the owner came by once to see how we were doing, but only after I tried to contact them repeatedly. We don't like not having an on-sit office to go to for check-in, mail & any other issues that come up.

You would think for $80.00 a night you would have a tar or cement to park your RV on. Just crushed granite. The one edge of the site had a rut, that I almost broke an ankle. Very quiet area. No road noise, you are 1 mile back in the woods.

The farm is quiet and serene. Very picturesque. We saw all kinds of wildlife. Management did not return the 2 phone calls first day arrived. Bathroom has no place to put personal items, except on back of toilet (needs a small table away from toilet). Campground could use some periodic pet stations as the dumpster is a good distance to walk, especially if raining.

The campground was pretty quiet, laundry facilities were free and bath house was clean. I never saw anyone from the campground while there so if you’re an introvert it’ll be perfect for you. Online booking and they don’t require a check in or out stop. A decent amount of campers there seem to be long term campers.

Quiet and secluded, nice pond nearby (camper said he’d caught 8 lb bass), reasonably good access and site spacing. Good place for walking. Bath house facilities looked clean. WiFi normal for a campground - slow. One bar cell signal.
